For So Cal house hacking is the way to go because of the relatively high home prices.

Rates too high, I couldn’t rent to cover the cash out of $400k+.

Looking back on them, they are mostly all geared towards using OPM and how to market for notes and a very high level of getting into notes.

Borrowing from the equity must be done wisely or you will end up with negative cash flow and at high risk due to over-leveraging.NOTE: I use interest rates much lower than they currently are in 2024!

The high rate of electric vehicle charging installation and solar installations are making these kinds of electrical parts hard to find. 

It is highly advised to keep learning continuously as the real estate industry is constantly evolving, and staying updated is crucial.
