Using the 50% expenses "rule" (which doesn't include mortgage), plus mortgage, the return per door looks to average ~$285/m?

I can unload my investment with the click of a button get about 10% return.  

Well, You should be able to find fix and flips that have 15-30% return for just one property, if you do 3 per year, than the answer is Yes, you can make 30-40% APR or more.  3 properties at 10% in one year would get you 30% APR.  

I could give away 1000 cards a day by just handing them to random people, but I would see virtually no return for my time and effort. 

It was a flip that I looked at previously and the girl who did it has access to her dad's crews as he is a home builder.

After all of your input we decided it would tie up to much of our cash(80%) with too slow a return for us being a new company.

The downside is that the returns are a bit lower but overall I think it's a great first property.

Early on, these mailers were getting returned, so for now I have stopped mailing to both these categories until I have found an alternative solution.Any advice from personal experience is greatly appreciated.
