Brian,Thanks for the additional information.There is a lot of misinformation out there and that's why I'm asking questions before I get into something that I misunderstood.I did get excited when I heard this expert say just write a check if your funds were depleted from the IRA.I'm glad I found these forums savvy people for excellent feedback.

I typically add 10k more than my loan amount (for lot clean up) and, when I last checked, I was about 30% cheaper with these guys.Lastly, the other option is that they have coverage for homes that is vacant (i.e. being rehabbed or builder's risk).

Although I've been involved with rentals, I've never done a BRRRR and never done a flip, and am not familiar with the tax consequences, so any additional help would be welcomed.As the other thread has shown, I feel like I have exhausted all options in terms of getting the neighbor to clean up his act.

Use the glossiest finish you can handle, it will clean up much better between tenants.
