Before I talk to my lawyer please give me an idea of what I can expect buying a house from more than 1 person (the house is to be sold on the individual's death and divided between 2-3 ppl?).

I've always heard look for comparable properties - similar in SQFT, beds, baths, etc. than are in the same general area (closer is better).

That's one of the most common reasons.Because they are losing money due to a lot of maintenance.Becuase of a death in the family (maybe the owner).Because the owner wants to move to Florida, buy a boat, buy a motorhome, etc.I could go on and on, but if you think this is a great deal you should be looking at this TODAY.

So, after spending numerous hours tearing out carpet, 5 layer-tile in the kitchen, fixed the cabinets, replacing a ceiling, and half a bed-room, doing custom stuco, and painting, omoung many other "rigging" techniques, I thought UMMMMM, I like this..

If you have access to the MLS, look at houses that have sold within the last 6 months within a half mile or so, with similar square footage, number of beds/baths, style, etc.

Notice that this does not apply to deals that are in distress with above-market (high vacancy) or below-market rents as you have conceded.Since you are so hell-bent on being precise I am going to nit pick your stuff to death.
