Okay so in my apartments I tell the previous owner (I recently just bought them) that I plan on going in once a month and changing the air filter.This way the units can be inspected some and also I know the power bill won't be as high for the tenant and the low air flow won't burn out the fan motors faster.The seller mentioned to me that I should also check the toilets as well.The seller stated that tenants like to put those chlorox bleach tablets in the toilets and it eats up the flapper valves.This causes a water leak and runs up the water bill for the landlord.Here the water is included in the total rent payment each month.So should I ban the chlorine tablets from the toilets or should I just replace the flappers all at once??

all of the houses in 1 sq mile are cookie cutter 1950's brick ranches. that street in particular is no different. lawns are nice, very nice looking on the outside. but when you go inside, 80% are still stick in 1970's.i am trying to post a picture of the windows, to show how bad they looked. these are steel pan windows that had rusted over the years and moisture was killing the window. cold air was leaking and furnace bills were sky high.seems like the picture is huge and have no idea how to resize it.

Robert that is child's play.What you have is a cleaning party and paint.I consider your property left in nice condition compared to some of mine.I will say from your outside A/C unit you could use a chemical clean to the coils for better air flow.I personally treat this like a business.
