For spec, it's become even worse as lenders have pulled back/tightened up. 

Beyond that you've got constant fighting with the neighbors, layers of nicotine caked onto your walls, constant complaining, broken windows, no batteries in your smoke detectors, and a yearly Section 8 inspection that requires you to pay to fix a whole bunch of tenant caused damages. 

I'd like to show you the demographics of demand, capitalization, c.o.p and actual sells compared to the average spec or custom home?

My online posting (Craigslist/Postlets/MLS) went up in mid-December.I know December is crappy (we build spec homes and can't sell anything in December) so I understand that.  

I'm in the process of getting the plans to spec build the new house. 

We've done this a few times, not as a vacation rental but with spec builds.
