My first rent check will arrive this week and my plan was to return as to not ratify the lease.  

Author initiates eviction if the tenant doesn't pay their monthly water bill of ~$50 and I am DEFINITELY going to be requiring that tenants arrive with their voucher in hand to show a house.We do a good amount of pre-showing where tenants arrive without packet and then leave and want to think about it...never to return.

I recommmend first is arrive at what the ex would want for her share.

I can also send a pic of their appliance to my appliance repair person so they are prepared on arrival for most common issues.

If you go to court the question will arrive as to your judgement.Since you have nothing in the lease, B dude could fight an eviction.
