The Edit function no longer exists(for 15 minutes or so after you post, to correct misspellings)???

My old ride a 94 explorer police edition (which I paid 600 for at an auction) got T-boned in a parking lot during a snow storm in Feb and because the woman hit every panel on the drivers side they totaled it.

I have a "Maintenance Requests" system I am currently building, perhaps with some edits and updates you could find it useful.

*Edit - and as Rob pointed out, you can also use land comps. 

I crossed that line unknowingly recently with some wording I used that came across  like a sales pitch and was called out in private message by a moderator within 24hrs... something I personally am very impressed with and was happy he caught it and edited.

HOWEVER I have found that if I was worried about that, I have oftentimes shared my findings but didn't give the ARV, I merely suggested some like condition properties and usually I have found at least one of them on their appraisal later.If you want though, you can always discuss with the wholesaler and edit the original purchase price if it were an assignment. 

Edit: Forgot to mention, I wish I hard learned more of the STEM material (math in particular) in high school as working as a construction manager, because I use it DAILY.
