I'm very familiar with how DSCR loans work, as well as hard money fix n flip since I primarily use fix n flip loans constantly for my business(I don't own any multifamily properties yet, I primarily do fix n flips at the moment).. 

Retaliation is a concern for me here as well. 

The house is laid out the same as you explained as well as there are records of the home previously being a multifamily.

We have not pulled the trigger yet with them, but I did find a close circle friend that has used them in the last few months and it went very very well.

Hello everyone, I bought a condotel in Honululu formerly knowns as Trump Waikiki in 2020 for 400k and it hasn't been a good investment at all.

After much back and forth seller agreed to pay about 1/2 of a normal commish.. now she would have done it for free if she had to again based on the  relationship and how well she does in the industry but you can see how this will affect agents that really really need those commission to live and or stay in the industry..

I'd lean towards a full demolish as well...either way, headaches, but I'd rather have ground up headaches than remodel headaches ;) not to mention speed

Going into partnership solely because you’re friends usually doesn’t work out well.  

I went last year as well and it was a ton of fun and got to meet a ton of top investors there.
