You're dealing with a tire kicker, find a new buyer that can finance the deal and close when you need to.

@Anthony ParsonsDefinitely need to offer value first.Anyone who is “good at what they do” filters through hundreds of tire kickers.Obviously people need/want to get compensated, which is sounds like you understand.

I am sure your market has a few investor pages- you can start by just posting there and saying that you are working on bird dogging and want contact for anyone interested in off market deals- you'll get lots of responses, mostly tire kickers, but some legit buyers.
