Multiple MF rentals are good but are usually not recommended to starters unless you have some kind of experience.

I guess that works in some markets were we had section 8 that was a non starter.. they could care less if your unit was trashed 

Because I have a few around me, that while they are in the $30k - $50k range, they are in a good middle income neighborhoods.My question is with being a rookie/newbie & having a limited amount of funds for your first flip, the little cape cod starter homes are a good place to start.
