Sounds like this person doesn't give a crap about the landlord.

It sounds like it could result in some additional headaches and even lost rent during the inspection process, so it probably wouldn’t make sense for me unless there is an upside in terms of higher rent.

It sounds silly but in our market this is difficult to find. 

Another thing I would double check is the zoning and/or any restrictions that may effect the lot as some don't allow manufactured homes.

@Blake Alan Quarrie sounds like the city is pressing you and most likely because someone is complaining to the alderman(neighbor most likely).  

Also, effectiveness of LLCs for legal protection is very often debated here on this board.

I have stellar credit and own my personal residence (valued approx $950k) free and clear, so it would be easy for me to get financing personally to purchase it and then transfer to LLC, but that sounds like that could be messy.

I'd be interested in trying out their services...sounds like a great deal!

Long range income sounds better than one lump sum, but you have to look at how long it would take that continuous income to equal that one lump sum...and what added costs happen while you're getting that continuous income. 

Sounds like you have a great little investment starting here.
