So let's say using your NOI of $22k and you are operating at lets say a 65% margin giving you a gross rent of $31k, then we multiply that by a rate factor of lets say 8 (market specific), then the value would roughly be $251k.

Of course, rates are higher than what you'd get from a bigger lender on say a $150K loan, but still pretty competitive.

I would say a big don't when it comes to seller financing is doing the deal just because seller financing is an option - your numbers still need to work.
