It gave hope and belief to me, for sure.And, I think it's really worth mentioning that this was essentially before home computers and the Internet were ubiquitous (well, I didn't have either at the time), so it's not like you could just watch the latest YouTube video to glean all of this information.In the end, people are unnecessarily harsh. 

No matter what folks say on here, you'd be wise to check the latest with the city. 

The last 4 months have focused on nothing but getting my tenants to vacate my latest acquisition (significant progress bring made too, thank god) and a refinance and a clever HELOC manipulation.  

I took on an existing lease when I bought my latest rental unit.

The tenants were great - always paid on time, they took great care of the place and maintenance requests were reasonable.We actually found our new tenants while marketing our 5th and latest rental that we just finished rehabbing (I'll post about that one soon) - they weren't a fit for that property because their dog was over the size limit, but this one was coming available and we were ok with accepting a larger dog.One challenge we did have with these tenants - they have a German Shepherd, which is a restricted breed with our insurance company.  

I'll do some sprucing up during July (some cosmetic stuff) and want a tenant to move in 1 August 2015 at the latest.

A year from now you're still watching podcasts, chasing the latest shiny object.

So this is the latest deal I've found....Side by side duplex, asking price of $149,999 Monthly rent of $800 per unit.

I currently live I'm California but invest in Hamilton...I actually closed on my latest investment property a 3 bedroom semi I purchased for 136k...and will rent for $1200/mth....so cashflow is def doable ...just takes a lot of hard work to dig out the deals.....I went over a year without buying a rental and purchased two in December and one in march...I now have 5 rentals in Hamilton and another in the GTA.Shoot me a pm if you need any advice or direction...all the best!
