It’s up to the buyer and his or her assignee to work out the details of getting to the closing table at the time and date set forth in the sales contract.

Lots to be determined yet but if it doesn't work out there will always be the next one.

You need to approach the seller several months before the auction to have enough time to work out a potential sale.  

For all those who got curved shower rods, how did it work out for your rentals?

As an encouragement, I have a seller financed deal on a duplex in the works right now that I am almost certain is going to work out.

I do these occasionally and the kind of return your looking for is exactly what I would be looking for you are taking on a huge risk so the reward needs to be huge as well.Another last point  when I do these I have a sit down with the HML and tell them exactly what we are doing and if for some reason my sponsor or the borrower goes off the rails I want to walk in and work out a deal and take over the project..

I guess I need to keep my fingers crossed that these first few deals work out and then get an attorney to create my own trust deeds and promissory notes with personal guarantees included.

I quickly found out that managing multiple multifamily’s was WAY too intensive while holding down a full time career.
