Keep moving forward.My small rant being said the vast majority of people here I believe are good, hard working individuals with a similar mindset to myself and I'm grateful everyday I get to work with them.

Hi Jeff,In the scenario you laid out above, could someone start an LLC to obtain the HML but then be a rent-paying tenant as an individual in the property, essentially paying rent to your LLC or does that violate the Dodd-Frank regulation?

Reacting to bad tenants, threats, or fear, will cause you more harm then if you sit back,  implement your lease agreement (according to the laws of your state), and let the courts do their job. 

As a licensed individual, if you start buying properties too far under their true value...you run the risk of sellers complaining to the real estate commission that you may have taken advantage of them.

You can repair individual tiles by cutting them out with an oscillating tool.
