There is no point in starting if you cannot sustain because statistical data shows that responses typically occur after at least 3+ mailings.

@Cameron DeGeorge great job.This isn't a huge data set to work with, but I'm curious if each channel produced a lead or some produced more than others. 

I happen to take great care to ensure my tenants are treated fairly but I suppose there may always be a bad apple looking to bring you down.

This is partially due to the fact that the value for these kinds of properties is based on comps (i.e. what an average person is willing to pay for) instead of the income it generates.I don't have any firm data on it in front of me, but I recall reading that the biggest losers in the last crash were folks who focused on SFR.

This will vary widely from market to market, depending on Zillow's access to market data. 

I know this because we sat down and looked at her credit report in the Mint app (a soft inquiry, and yes I know it only gives data from 1 agency but I don't expect the other 2 to be vastly different).

You can use city-data to find owner occupied percentages for neighborhoods.
