Hi @Stephen Dickey,In theory the purpose of the appraisal makes no difference.In practice, cash out refinance appraisals done within a year or two of purchase are the most conservative of all.In addition to the tips already covered:If a deal only makes sense if you hit your dream/fantasy "should appraise for" number six months and 1 day after purchase, that means the deal doesn't make sense.

Time to reach for the skies and make dreams a reality..That being said, NEVER hesitate on an opportunity.

I'm dreaming of a Small Mixed Retail/Residential Apartment Building in the South Bay area of Los Angeles, south of Santa Monica, west of the 110, and north of Long Beach.  

I see it as a viable viechle to build wealth and achieve my dream: financial freedom.

Three months ago it was a dream, we had a plan, and listened intently to as many podcasts and online information we could find.
