Community items such as trash, dishes, and cleanup should be a group effort.

The clean-up service I refer to is having a pooper scooper coming to the house every 2 weeks, because the HOA does not allow pet waste to be in the yards (a rule I appreciate!).

Tax deed sales are the best way to clean up title in CA.  

An in-house mechanic helps too (you can clean up if you dis-allow other mechanics onto the property as my marina does. 

By the way...When I say "Community Volunteer", let me describe what that entailed on this workshop day...I arrived at the office in time to make coffee and discover that we had no creamer and that our supply of hand-towels for the restrooms was depleted.

Usually, I use different vendors for painting, cleanup after move outs, plumbing, A/C, electrical and carpentry problems.

The momentum in RE growth is almost depleted.

Many times the exchange to oil and gas will give you much more depreciation benefits - in working interests from the Intangible Drilling Costs and the depletion allowance in royalty interests is pretty healthy as well.It's not for the faint of heart. 

Then we just plan on someone being there, either to do minor work or clean up or just block out that time as unproductive.Most of our places are rented after the first day of showings.
