Both cases issues were not bought to landlords attention prior to inspection to give tenant a benefit of doubt.Please suggest who needs to bear the cost as window replamemt might be an expensive cost.Landlord is trying to sell the property and feels condensation issue if reported at early stage, could have been taken care of by proper re-seal or tradesmen advice.Given advance notice on A/C situation, issue would have been fixed rather than showing up in inspection reports.

You do not want to become the laughing stock of the real estate professional community.The 350k property for 150k would be like a buyer coming to me and saying they want to find a brand new retail strip center at 4 to 5 million with national tenants for an 8.5 to 9 cap rate with brand new leases when the developer has a break even of a 10 cap in the property.

From my research, most properties seemed to be priced right around market, however there is a few that I've caught below that I could possibly look at closely.Right now my stage is team building, I lead a local real estate organization in my school and learning how to analyze these leads a little more diligently so I can minimize my mistakes starting out.
