Hard Money lenders will vary with their general "friendliness" towards first time investors/flippers but there is availability for even a big portion of the flip financed (like 85% of costs) from some HMLs - believe it or not, you can get that much of your first flip financed!

If you have the right location (in town or by the beach) and provide an above average property, you can do well.  

But how can a "newbie" help other seasoned investors?

For instance, you can filter MLS or Zillow data on the number of sales per agent.

If a payback is really over 3 years it is not likely worth, but you can buy down to make your payback 20 years plus which of course is insane.

Get your foot in the door and aim for a break even (if it means you can get started). 

And you can do it every single year.
