Hi Rhoda  So depending on your income and credit score I would say best bet to get a FHA is using a mortgage broker in your area.

So many times I'm sent a deal to save and come up to a train wreck caused by some other Mortgage Broker or Lender LO who can't think outside the box and/or don't have the loan programs I can offerAnyway, often, the obvious and quick fix is for the seller to hold a purchase money 2nd mtg.If it's for a strong, good credit borrower and they are willing to pay Top Dollar for the property, why not offer the seller a 10% return on that small amount of money on a 30/60?

Put it this way, and this isn't to knock them in any way, I'm a broker in the Seattle area. 

Most brokers have a referral agency that is separate, but works with their primary brokerage.

Get with a good commercial broker and they can guide you through the process.

Hey Randall,I am a broker in AZ and we have a national program for rental properties.

That's what the listing broker told me and said I can ask for General Warranty Deed instead but that would put me at disadvantage against other buyers' offer. 

Payments from brokers to their agents are governed by the independent contractor agreement between the broker and the agent, not the listing agreement between the broker and the seller.
