.- I immediately go to the courthouse and purchase 38 pages of the pre-foreclosures (have yet to send the letters)- I also have been shopping Craigslist in the local market and reaching out to sellers.The first seller that has responded to me has decided to sell b/c his partner, who was the "hands on guy" has moved to another state in PA for a better opportunity and has left him with the 8 properties.

we have completely different housing stock than you have there in Chicago duplex tri plex are relatively rare.. its either SFR's or 20 to 400 unit apartment complex's .there are probably more 2 flats in a 10 square block of South Chicago than in all of Oregon.and less than 10% of our SFR's are rentals.. unlike many parts of the mid west were that number could be 35 to 50%

Also if they are really old wood frame yea they are a pain to deal with not to mention poorly designed most can be unlocked from the outside with a thin putty scraper so i would never live in a house like that because i like to open and close my windows withough having to remember to put a pipe or wood block back as a secondary window lock

Foreclosure, in my mind, was not an option because I didn't want to pay the price and also, the home has a 1st lien that is 50k more than the value of the home, so I didn't see how foreclosing from 2nd position would put me in a better place anyway.Also, I have not been able to reach the homeowner through my own means of internet research, letter campaign to her two addresses, or by sending out an agent to the home (which is vacant).
