Landlord polices have gotten insane in Texas lately. is the property in the RGV or elsewhere in Texas?  

We only invest outside of Denver now.This is just the beginning, more to come, more restrictions more rules, higher fees all in the name of protection of renter's rights, with rules and fees that affect a large majority of compliant investors to police a tiny percentage of violators.

There's a lot of potential now as for war zone every ward has their own little sections that you would need to have a police escort.

Basically saying you are an adult, I expect you to keep the place up, pay on time and hear from you if there is an issue (not your mom/dad or the police).

Set up an irrevocable trust for passing estate to grand kids(it works well) and you can even purchase a combination of cheap insurance polices to cover the estate taxes.

Corrupt police force.

You should be down at the police/sheriffs dept NOW filling out a report on the verbal abuse.

My property manager said they will waive 1 month fees and marketing fees because of this but I am really pissed at the whole situation and am not sure how to handle thisYou need to do 2 things: 1) If you are 100% sure that they used a stolen credit card, you need to go to the police.

Contact the local police and see how many crimes of property damage they see.There's definitely money to be made in Sunnyside.

There is no rent police that prevents you from doing this...there may be tax implications, but that's not to say you can't do it.
