I'd at least check the price points of 2 flats to see if something works.....like you said nothing is impossible hahaOr maybe you can find something with a basement that couldn't be used as an airbnb or mother-in-law unit?

. $700K might actually be doable.If not, I'd recommend looking into Single-family properties that have an accessory unit i.e. mother/daughter properties and properties with a basement or attic apartment.Lastly, as you mentioned, if you have someone close to you who is like minded and has similar goals, partnering up to purchase a house-hack could work.

I am in discussions with my brother and sister in law, to pay off the remaining amount due on my mother in laws home. 

It has an unpermitted mother in law units, little parking and its in the alley.

Depends on the location of the property but here in NY - adding bedrooms, bathrooms and separate entrances for accessory units (basement, garage, attic, mother/daughter) boost ARV the most.
