Though I appreciate his enthusiasm, I and others here, are speaking up because there are significant blind spots in his strategy, and readers should be made aware of them. 

It tells them that I will charge for damage like stained carpets, torn draperies, broken blinds, excessively dirty walls and uncleaned units upon turnover. 

My cats did mess up the sub $10 blinds at my old apartment.

For example: “I can replace that blind in the next 30 days but I cannot _____ & _____.

My kids have 2 parakeets, and as crazy as it sounds, they eat the blinds, and the paint off the wall, etc.

I told him that I’d like to have before/after pics of any work and repairs done on the property from here on out since it’s hard to blindly trust someone doing work on your property 6 hours away and he understands.

And many of these folks are netting about $100 per house per month for all their effort.To invest out of state, many people blindly follow real estate agency and PMs who they do not know and can get cheated by the initial investment value and by the repair/turnover costs.  

Also the tenant had a live in boiyfriend who from day 1 was allowed to live on the property by the PM (yet not through the screening process) which is a violation of the lease yet PM turned a blind eye to it.

Whatever you do don't just blindly assume your tax person knows everything and will act in your best interests.
