If the ARV is supported, you might be good to REALLY just give it a spit shine and refinance at 3-6 months and you'll be in good shape.I will say, getting a rehab/bridge loan at the start will show (from the lender's perspective) that you did work to it and might help you to get the full refinance of the ARV sooner.
