I rented a 2 bed main floor last week off a video tour alone thanks to Covid. @ $1,600/ month it wasn’t exactly a dive.

If you are not lcal to GA then fly in and tour multiple areas.You might find when you get here the areas you thought of you do not like and other areas you haven't explored have more merit.I do not like areas with FLIP values that are highly cyclical.

They only plan on living in the home for their tour (3 years) and then selling it.

Is it worth interviewing potential tenants before allowing them to tour the property?

I offered two hours after we toured the property, and closed on the deal in two weeks.

I'm interested in a buy and hold strategy but feel free to chime in on what you look for in flips as well.So, assuming the numbers checkout, what questions do you ask your broker if you can't get a physical tour?

I showed them the EPA regs and the NC documents, they 'toured' the site and were comfortable with the operation.

I would tour the local area and find some active projects similar to what you have in mind.
