There are a lot of moving parts here: 1) borrower (who is either on title now or acting as estate PR) but not the borrower of record, 2) lender, 3) perhaps a servicer, 4) attorney for lender handling this judicial foreclosure5) court (presumably having issued a Writ some time ago6) Sheriff or Levying officer.I do not know the precise sale procedure in PA, however I would peddle fast to get under contract, show proof of funds (or equivalent) to attorney (may not cooperate) and be BE READY to close at least several days prior to sale. 

Trust me, you only Think you want to be the broker.....a boat load of regulations, procedures, reporting, document preservation requirements, etc, etc.

Decide on written procedures for resolving disputes (e.g., arbitration/mediation, who will pay costs, what accountant to use, etc.)Since members have different roles, think about how to measure and reward the contributions of each member. 

Document Property Condition:You may make sure that your insurance coverage corresponds with your current living situation and way of using the property by following these procedures.

Deposit would be based on normal operating procedures as if the lease was expired.

Explain that multiple payments leads to more accounting and bookkeeping costs and collection procedures and throws everything off.

Here in CO the procedure varies by county.

The broker is only liable for what they are aware of - clear company policies/procedures are essential, of course.

Either reject or accept, and upon accept, have a procedure and timeline for which they must sign a lease.
