This firm specializes in representing landlords doing evictions in Colorado and probably does 80% of all evictions in Colorado.Sure, doing the first "year" as an 11 month lease might help address the new tenant in perpetuity but after the first 12 months they are your tenant as long as they want to stay (with the exceptions allowed by the law).

My intention is to live in the basement, rent out the remaining bedroom to a long term roommate, and run the upstairs as a full time STR.I'm aware that the City of Littleton has strict short term rental regulations, but they do allow STRs as long as I have a license and I am occupying the property.

We were able to get financing through Legacy Homes, the terms are roughly 10 years with a fixed rate of 7.9% for the first 2 years then Walstreet Journals Prime plus roughly 4% (Kinda pricey after two years potentially), 10% down which covers the home, taxes and transport.I have a third home coming in tomorrow and then I will stagger them out.

Several of our out of state investor clients are securing very healthy terms on CRE including apartment complexes and industrial warehouse spaces with as little as 25% down and rates currently ranging from 5.5-%-6.75% on 25 year amortizations.
