This is variable based on soil bearing, depth of backfill, and the weight of the structure abovethe lumber yard supplies the package necessary for the work, usually lumber, stakes, weeping tile and rebarthe cribbing crew sets the footing forms in place concrete placing crew, pump truck and mix trucks are now called upon to pour the footingthe cribbing crew arrives back on site to set the forms and rebarthe engineer usually requires a site visit at this point to inspect the foundation wall detailthe same concrete placing crew returns to pour the basementa form stripping crew is usually brought in to peel off the forms and load the trailerwaterproofing is applied to the basement wallsgravel and weeping tile is delivered to site and installed the city is called in for a pre-back fill inspectionthe excavator returns to backfill the basementto add another step, at some point the sewer and water lines can be brought in, in our opinion the sooner the better for this specialized task.

Perhaps though we can FILTER poor planners (who presumably may be poor tenants) by weighting our ads toward the last 3-4 days and first week of the month to "catch" the "planners" ...

Nice job, my 2 cents - a 5 year tenant that treats the place well is worth their weight in gold I would consider all the unknowns with a new tenant or costs and time associated with finding a new tenant and see how close you can get to your desired rental price with your existing tenant.

Though i do have W2 income, i have been told the focus of the loans are NOT the individual but it is the DEAL that carries the true weight. 80% LTC, 5 Year Loans, Amortized over 20 Years.
