It's not uncommon for houses here in Connecticut to have oil fired boilers / furnaces so when you begin looking at properties, keep an eye for that, as tenants will shy away from those units.

Depending on your numbers it could have a pretty short payoff.At a 2 unit building with a single gas boiler, we were paying about $3,600 for oil which included heat and domestic hot water, so it ran 365 days a year.

(profitability issues within carriers, we are not drilling for oil as much and oil goes into EVERYTHING in a house so the costs are higher, and for some reason people across the US are filing more petty claims most likely due to the economic issues and majority of people do not have cash on hand for medium sized claims etc.)

My opinion is When it comes to hardwood floors it’s better to sand them and oil based poly them than shell out money on vinyl plank flooring or carpet .
