When you look at the last 5 recessions, real estate did very well during 4 of them, except 2008, but that was a mortgage and housing crash that later became a recession.This event is much like a hurricane: everything shuts down and goes in shelter mode.

Like @Tom Sylvesterwas saying once you are proficient in an area then you can work on mastering another.If a good deal for another technique comes up you have a few options like passing the lead on to another investor and they will likely pay you a small fee if they convert (Yet another reason to get out and network), find this investor and offer to partner/JV on the deal and give up a chunk for the hands on education, or you can hit cram mode and try to learn as much as fast as you can and maybe be able to pull it off and of course last option is let it die on the vine since you aren't equipped to do it.

I've had several of them installed in the past without my consent, but over the last two years, I always get a call to ask and I say put it on a pole next to the house.This is one of my pet peeves because the installers and tenants can be in an "I don't care where you drill holes, just get my satellite in every room" mode.
