I have seen some foreclosure fees on final judgement of foreclosure and they were between $1,800 to $5,000. 

We just had the inspection done, there's quite a bit more deferred maitenance than our initial judgement of the property.

I sued the tenant for damages solely based on the fact that they inherited this property and I could place a lien after recieving my judgement.

Check the public records, what liens are on the property, what violations, back taxes, water bills etc.If buying directly form the seller (using an agent), make sure you have a lien and title report to protect you from buying a property with unwanted liens or judgement s that will have to be paid before getting good title.Other ideas for you that may help you understand the auction business better:Contact auction companies (always talk to the principle of the company).Do some research of that company; what do they primarily sell, stuff (assignments), antiques, coins, real estate, foreclosures etc.attend their auction, get to know themAt my company we have auctioneer associates, their job is to run leads and to create leads that we can sell at auctions.

And I'm sending the kind legal secretary, who wanted not a penny for her trouble, a nice Edible Arrangement.The takeaway is that a judgement must be recorded with the circuit court of the municipality where the property is located, in order to attach as a lien.  

hey Antonio,Never been to a sheriff sale in that part of jersey but I've purchased at several in northern and central jersey.I have seen first mortgages go as low as 70% the judgement.The bank has an insentive to sell with a starting bid below the judgement if there are additionally liens.
