everyone wants a deal.. and this is very regionalized.. on the west coast what you pay for it is usually what its worth.. or will appraise for .out in other markets you can get ARV apprasials for substantially more than you will pay.some think they have instant equity.; Others think its really only worth what you paid for it.Banks can be led to believe in the apprsials and therby give you some paper equity

I'm not sure that the IRS has put an exact timeline on how long you need to hold it for, but the intent is that you would have income through appreciation or rental income, not by instant sale.Also, in a 1031 exchange, the entity that sells the first property needs to be the SAME entity that buys the next property.
