I love Arizona personally, but perhaps there’s a natural cap on how many people should live in a place with very little water (less than 8 inches of rainfall a year on average in Phoenix).

in this market to expect all your money back and to be positive 200 a month is a pretty tall order.people get 200 a month when they put 20 to 30% cash equity into the homes.. hard to have your cake and eat it to.. or you need to TAKE the risk of buying paper tigers..

What I look for is stuff like garbage bag windows, boarded up windows and doors, over-filled mailboxs, unkept garden/flower bed, tall grass and exterior house paint chipping away.When I've approached some of these houses, many of the home owners were nice people, have no problems with their finances and not looking to sell whatsoever.
