You can get property managers who specialize in it and likely you'll pay the same percentage you would for a family.My suggestion would be rent to a group of friends, professionals ideally but college students too.

A nice duplex for $85-$100k in a B- neighborhood in the Midwest is almost ideal, esp if you live in one side (You can live for free + get experience being a landlord).

Situations may dictate that a site cannot be inspected, etc.The scope of work section of the report will disclose whether or not the site was visited and when.Appraisers are only required to identify the property- ideally by address, parcel number, aerial map, legal description, or all of the above.
