People will always need somewhere to live no matter what the ups and downs.Besides, it's interesting and fun and you can keep in contact with lots of people and platforms for general advice and specifics.I have a triplex in Glendale and probably wouldn't do long distance investing again because I like a more hands-on approach, but your area is a great place to invest in with steady growth and potential, so you won't need to look far. 

I'll do the mundane tasks you get bored of or I'll do the nasty tasks that you really don't want to do and everything in between. 

The best market throughout the US with the lowest active management costs, trending upwards for employment and population growth, low property taxes and insurance and high rent by ratio with high cap rate would have to be Jacksonville, FL.

Wether this discussion is a basic formula or your own success story on what you've done, I'm trying to get an idea of what my best approach is to grow the fastest.

I built and sold 3 successful tech companies, was a CTO for two top US firms in DC as well, so let me play Devil's advocate — AppFolio and Buildium both offer reoccurring task/maintenance features for tracking such items like filters, law care, etc., however a simple operations change will fix all these issues.

There is a difference between large firms that want to grow the agent base vs a smaller Brokerage.

Palmer is not seeing the same population growth as the rest of the valley...it is growing, just not at the same rate.  

Harrison, Bloomfield, Montlcair, and how there's going to be a continued surge in growth in those areas, especially by the train stations.
