We had the inspection Saturday which revealed the land has a negative grade which needs to be corrected and having using and drain tile put in place (according to the inspector).

There's the obvious such as: choosing a good location, conducting a title search,  and making sure you don't go over your set price; however, I was looking for best practices on avoiding duds properties (e.g. properties with folks who won't move out, or properties where the previous occupants put cement down the drains, etc.).

You need to change HVAC filters, check alarm batteries, check for leaking toilets, drains, taps etc. as well as for tenant caused damage.

The treatments can help keep roots out of a pipe, but if they are already in and clogging the pipe, the only way to remove them is to snake with a root cutting auger.

The drain for the washing machine and kitchen all drain to the same pipe and according to the Roto Rooter guy this can sometimes cause problems (lint water mixing with oily water).
