I think most people here are going to be hard-pressed to tell you what YOU should do with this property, as without a plan, you can't provide enough information.As for what I'd do with the property...

Orem is an older city that has a different demographic of renter more of the blue collar workers, newly weds and college kids unless you go to Vineyard which is a "newer" part of Orem that has a ton of new development going on you'd be hard pressed to find anything in Vineyard under $300,000 as most homes are new and have a lot of square footage.

I never hear about how well they are doing unless they do a press release to increase their page rank on google.

THey are willing to vote for a narcissistic prick con man because they know he will put federal judges on the bench, etc.And yes, as you say, some folks are attracted to him because he "owns the libs" or whatever.

In today's labor market, we are all hard pressed to find good, reliable, and affordable contractors to renovate investment property.  

Paul Pioneer press is  is about 0.4% (as of April 2019 2nd only to Akron OH).

I think as you learn more about not only this market but others as well and surround yourself with a better agent that won't be so hard-pressed to downplay all of your options, I think you will find good opportunities.  

Beyond the low chance of collecting anything even if they get a judgement, the bad press would be devastating.

If you're pressed for time, you may want to look into taking on an experienced partner or lending money that way.
