Look for other 2/1 homes with similar square footage that have sold in the neighborhood in the last 6 months and see how the price and condition compare.

If going the agent route:  What you should ask your listing agent, is the list of homes in your area that are similar in style, no. of beds, baths, garage space, sq footage etc. , that sold within the last 6 months.

I am very tired of the extra large families living in this unit, and am concerned that it will be an ongoing problem, with a large unit.  3/2 and 4/2 in our area with similar square footage are going for $1850 - 2500.

A CO is sometimes needed when you do stuff on the building, add or deduct square footage as an example, ask the bank why they need it, and ask someone in your local or building department if a CO is needed, then let the bank know their response.

While this in fact was true, some properties were selling for over $1,000,000, the listing broker either forgot or neglected to say that these properties were at least twice as large in square footage as the subject property, were in a nicer area of the city, were closer to the ocean and had a view.So when you mention the fact that properties in Cherry Hills are selling in the millions, but yours is it located in that neighborhood, you have done the job that your realtor should have.
