It’s hard to compare the walled garden of a chain hotel with a house in Oakland, no matter where it is.

I'm fairly confident that she would maintain a small garden. 

They each have a sunny backyard in which tenants could have a garden.

The only thing I allow my tenants to do is change out the smoke detector battery and the indoor air filter.If pay the repair yourself, just keep a record of what was done and if it happens again in the near future then definitely do a tenant charge because that would be in excess of normal wear and tear.I hope that helps and good luck in your decision! 

I'm writing a lease and including a clause in the Additional Stipulations section, as follows:"LANDLORD has immediate right of entry from 9AM to 9PM to the exterior premises, including fenced yards, for watering plants, yard care, gardening, and grounds maintenance, without prior notice to TENANT."

I would also include something about the exterior- we have local ordinances about porch/yard furniture having to be outdoor furniture (to keep people from the classic couch on the porch), when and where to place garbage bins and recycling, and keeping the yard cleaned up (no garden or solo cups and beer bottles etc).  

No indoor pets preferable ($250 pet fee no refundable & additional $25 month?)

I would include a question: "Are any applicants indoor smokers?"

I think for them they like the larger units and many have planted gardens in the back yards.

It went fine for the first year until we found out her boyfriend was growing a pot garden on the property.
