Do I have to look for a CPA in that area to do all the tax magic or does in not matter as long as there inform of any particulars of that specific state.?

It's what I teach my students and it works almost like magic (but it's not, it's just goal setting, planning and outsmarting your instincts to go about your life the same way every day - because what you've been doing has led to zero investment properties - so you need to shake it up!)

There is no magic answer,every property and agency comes with its own issues.

If I only knew that I could pay retail (although almost no-one on this thread even claims to know what "retail" means) and buy rentals with a gimmick loan - that money would magically fall from the sky, I would have been rich long ago and it wouldn't even have taken any work!!!

Hard knocks aside, you can't put a price on real life experience vs some guru course designed to magically work in every market.

Ya you probably wont get the magic 10% COC  you might get 5 or 6 or 7 but at least you will get it.. and in those areas owners are buying to live..
