When Apple opened its spaceship HQ in Cupertino, I saw of the land adjacent to Apple campus sold for rock high prices and class A or luxury apt buildings build up to house tech workers.

Don't keep a sour taste in the mouth for one bad apple.  

Comparing investing in real property with an IRA vs doing the same outside of an IRA is comparing apples and oranges.  

There are always going to be bad apples but the vast majority are hard working people who are just trying to earn a living. 

For example, I just bought a kwikset "Premis" smart lock the other day (fairly new model in their smart lock line,  similar to the Kwikset 913, 914, 916, but has the touch screen instead of buttons and this flavor is compatible with iOS, instead of the other protocols like ZigBee or Z-Wave).  

As others stated you were comparing an apple to an orange.

@Tim Farrell We're looking at investing our first rental property in Reno/Sparks area due to the tech companies (Tesla, Apple and so on) growing their operations in that area.
