I'm in SoCal so the dynamics are completely different here.

It was effective for me because I learn by being hands on and by visually seeing what I'm talking about.

Once you get the gist of things you're single most important next step is fully understanding (1) property financials, cash flow, and how to estimate costs; (2) market dynamics.

Great insight @Jeff Filali I work on a similar process but have never been able to visualize or express it so well. thank you much.

And, the dynamic of "Oakland being cheaper" is not new - it's always been cheaper.

Rents are incredibly dynamic, in fact larger complexes use a dynamic rent program that works similar to buying an airline ticket.
