Bill Gulley   You bet timber buyin and selling is the old west.. if the folks on BP understood it no one would even fool with buying crappy little houses.... they would all be running around the woods looking to buy timber..in the day we got the mill to loan us 100% of the money we needed to buy them thar logs from the farmer..

I had understood one could do up to three seller finance per year alone, but if you do more than three, you needed Licensed Mortgage Loan Originator.

I have understood that you cannot 1031 flip income.

This is an office, in that state, open during all business hours, that will receive any and all service of process for that entity, in that state (if you get sued, they deliver the paperwork to the registered agent, RA).From what I understood, and I can be wrong, if the entity owns a property in Y state, then the entity will need to be registered in that state as it is technically "doing business" in that state.  

I never have understood people just lurking and not participating.
