Hmm, maybe local appraisal district is better than I give them credit for.In the past 7 years of me owning the property their valuation always has been a function of how full the property is.That is, on the face-to-face meeting, not on the standard forms they send to everyone.

On the inspection, there were electrical issues, garage roof is close to needing replacement, 5 years on the house roof, appliances are old, including one furnace and water heater, no water softener, windows are old, old chimney, garage doors need repair, baths/kitchens are outdated, but still functional, could use better sloping for the drive/yard, and this list isn't all inclusive.

And the cautionary tales that @Michael Plaks shares are common as well.Using his comments as a springboard, you'll generally want your LLC operating agreement to cover the foreseeable bad-case scenarios, including those mentioned by Michael.There are are few key terms in any partnership that, in my opinion, must be agreed upon in advance for it to function properly.

It is amazing to me that we this economy functions at all,  I think it was Ken McElroy or someone like that brought up the point that we don't really have a market economy or else we would have had our spinach a long time ago.
