Toilet problem calls may be the most common call, and many, many times these type problems are the easiest to solve with a quick trip down the road to the property to find that a toilet chain is hung up, or a deodorant tablet has moved in the bottom of the tank and is now stuck between the flapper and the bottom outlet causing the toilet to run, or the chain came off the flush handle, where again, just a short trip down the road by the property manager could have solved the owner's problem.

Good morning - I've recently been made aware that a local Grocery Store (owned by a decent sized Grocery Chain in the midwest) owns 16 acres of vacant land which would be a prime site for development of a multi-family property.The property sits between two major roads and allows access to the local downtown on one side (2 miles driving distance) and the Highway on the other (again, about another two miles).It is my opinion that this development would have a profoundly positive impact on the Grocery Store Sales by providing 80-250 units within walking distance, and according to our Target Market Analysis, our area is in desperate need of rental units.To the question - How would you go about trying to leverage your development idea as being so beneficial to the grocery store, that you could get control of the site to perform your due diligence on the mentioned development with as little $$$ out of pocket as possible?

So, being an investor in the area as well, I do believe we have already missed the perfect timing to get into Chelsea unless you are looking into a larger apartment complex / commercial units, which is totally out of my ball game for now at least.I also see a lot of positives as Boston continues to see major deficits in the apartments needed and Chelsea has seen a lot of investments lately: FBI HQ, major hotel chains opening up, faster and inexpensive Tobin Bridge tools, etc.Best of luck on your search and please keep us in the loop for whatever you decide/find.Flavio Zanetti
