First a bit of a background story before I ask my question.

All went well until we started to discover things that were not disclosed. to make a long story short, the seller and broker both knew (have proof) of converting a aerobic field into a parking lot and leaving the aerobic system in back of the property which fills up with rain water and leaves my sewage system useless. they literally abandoned the sprinkler and pump system and covered it with material. 

Long story short there is an abandoned home that I have found that I would like to purchase to fix and flip. 

Obviously my version of story favors my viewpoint, but want to make sure I'm covering myself and being fair and legal.Should be able the get new tenants, but there's less interest with 2 weeks before classes.

One of the reasons I feel that way is the 2nd story floors slope towards the stair well for the most part.

Long story short, it's worth it.
