I inquired about modular homes but they are wanting something like $95/SF which after refi I am not so sure...I inquired about a manufactured/mobile home and they are easily in the 1% rule and possibly the 2% rule.So does this sound like a possible business path that sounds legitimate or would adding in a mobile home decrease the value of the other home and everything be a wash?

My idea is that I just want to own the land and rent it out for a single family mobile home, because I do have a very good and demanding full time job I figured this would be easier to handle starting off being that I wouldn’t have to deal with problems all the time.

Real estate doesn’t have paper/physical “title” like a car or a Mobil home....just a Deed. 

There is a MHP in my town for sale that looks as if every mobile home in it, is competing to see who can cook the most meth.what sucks is that its actually in a decent part of town.
